Punta Mita vs Punta de Mita: What’s the Difference?
If you’ve started planning a trip to this stretch of Mexico’s Pacific coast, you’ve probably seen both names — Punta Mita and Punta de Mita — used as if they’re the same place. They’re related, but they don’t mean the same thing, and knowing the difference helps you book the right villa in the right spot.
The short answer
Punta de Mita is the public town and original fishing village at the tip of the peninsula. Punta Mita (no “de”) is the private, gated luxury resort development that occupies the headland next to it — home to the Four Seasons, the St. Regis, two championship golf courses, and the gated residential communities where most luxury villas sit. Same peninsula, two different worlds: one open to everyone, one behind a guarded gate.
Punta de Mita: the town
Punta de Mita is a working town in the municipality of Bahía de Banderas, Nayarit. Its heart is the village of Corral del Risco and the beach strip at El Anclote, where you’ll find the marina, the fishing pangas, surf breaks, and a row of casual, excellent seafood restaurants right on the sand. This is the public, walkable, local side of the peninsula — no gate, no guard, anyone can drive in. Boats to the Marietas Islands leave from here.
When a listing or a review says “Punta de Mita,” it’s often pointing at this town — or simply using the older, more common spelling of the area as a whole.
Punta Mita: the gated resort
Punta Mita (the resort) is a private, gated development on the point of the peninsula. Access is controlled at a security gate, and inside you’ll find the Four Seasons Resort Punta Mita and the St. Regis Punta Mita Resort, two Jack Nicklaus Signature golf courses — including the famous optional island green known as the “Tail of the Whale” — and a series of gated residential communities such as Kupuri, Ranchos, Lagos del Mar, La Punta Estates, and El Encanto.
Almost all of the luxury private villas you’ll see marketed for this area sit inside these gates. Renting one is, for most travellers, the only way to actually stay within the gated resort without booking a hotel room — and it comes with resort access, beach clubs, and concierge service.
Why everyone mixes them up
Three reasons. First, the spelling: “Punta Mita” and “Punta de Mita” are used interchangeably online, by locals, and even by Google. Second, they share the same peninsula, so a single trip usually touches both. Third, the resort took its name from the point, so the brand name and the place name overlap. None of this is wrong — it’s just worth knowing which one a given villa, restaurant, or review is actually referring to.
What it means for your stay
If you want the gated-resort experience — security, beach clubs, golf, Four Seasons and St. Regis amenities, and a private staffed villa — you’re looking for a villa inside Punta Mita. If you’d rather be in the lively, open town with restaurants and the marina at your doorstep, that’s Punta de Mita / El Anclote. Many guests do both: stay in a gated-community villa and drive ten minutes out to El Anclote for dinner.

Getting between the two
